How do I Purchase Property?

We work with a Honduran Notary and Lawyer to ensure the legal requirements to purchase property in Honduras. Proper documentation is required to have a clear title to protect your investment.
Foreigners, as individuals, can own up to .75 of an acre of land purchasing-more than .75 acres of land requires a qualified lawyer, can create a Honduran corporation. approximately $2,0000 US.
A member of our real estate team writes the offer to purchase. The Offer will contain a paragraph calling for an earnest money deposit (percentage of the purchase price) funds-are-wired to the Broker’s escrow account within seven business days of acceptance of the Offer. The balance of funds is due at closing in approximately 60 days.

What is the Closing Process?
A lawyer draws up a document called a “Honduran Protocol” transferring ownership and possession of the property from the Seller to the Purchaser. Both parties sign the document the balance of the purchase price transfers to the Seller. The Purchaser now has title to the property.
To complete this transaction Seller and Purchaser must return to the island to sign the document in person. Otherwise, a common alternative is to have a limited power of attorney (POA) created by the party unable to be present (Seller or Purchaser), appointing someone else to close on your behalf and accept title in your name. Our team can assist if required.
The lawyer submits the document to the public land titles registry. The registry records the sale and issues the new title (in the Purchaser’s name) approximately 9-12 months later. Notification is sent to the Purchaser when the document is ready to be picked up. Or we can forward it to you via international courier.
